金融危機以降、不動産業界には猛烈な逆風が吹き付けている。だが、アゲンストの中、安定的に利益を出している不動産ベンチャーがあった。それは、大証ヘラクレスに上場しているスター・マイカ。売上高140億円、営業利益で16億円(2008年11月期)ほどの新興企業に過ぎないが、2009年11月期の第1四半期には2億5100万円の営業利益を確保。通期でも17億円の営業利益を見込む。経営破綻や営業赤字に転落する企業が相次ぐ中、スター・マイカの堅実性は一際目を引く。 入居者がいる中古マンションを取得し、賃貸人がいる間は大家として賃料収入を得る一方、退居後は中古マンションとして中古市場で販売していく――。これがスター・マイカのビジネスモデルである。こう書くと、単純なビジネスモデルに聞こえるが、なかなかどうして他社には真似ができない。なぜ逆風下でも安定的な利益を出しているのか。なぜ競合他社に真似ができないのか。
(a)会社に籍を置きながらも、自分の職場や上司、同僚らを冷めた目で見ていた。(職場の実情にうとく、周囲から「浮いた存在」になっていた) (b)上司への報告・連絡・相談をあまりしない。周囲と比べてもそれは明らか。(報告・連絡・相談を密にして、コミュニケーションルートを太くしようとする意思が希薄) (c)話を1時間以上した場合、30分以上経つと、「学歴」「学生時代」「趣味」などプライベートの話が多くなる。(自分の扱い、待遇などに不満を抱え込んでいる。そのコンプレックスを克服するために、「過去の栄光」にしがみつくか、「現実からの逃避」をする) (d)会社や上司、周囲への批判が多い。(他者への批判は鋭いが、決して自分を変えようとはしない) (e)顔の表情に覇気がなく、動作が周囲と比べて鈍い。(実は動作は緩慢でないのだが、上記のa〜dまでの点で問題が多いので、「表情 に覇気がない」とか、「動作が鈍
